Hunters Green Cluster Association is the "cluster level" homeowners association for the group of 118 townhouses comprising Hunters Green Cluster within the planned community of Reston, Virginia. Twenty-eight of the residences are located on Hunters Green Court, with the remaining 90 located on Indian Ridge Road.
Hunters Green Court and Indian Ridge Road are separated by common ground property belonging to the parent homeowner's association, the Reston Association (RA), as well as the Reston National Golf Course, but are connected by a paved Reston Association pathway. The two sections are less than a quarter mile apart by road travel. Quoting from Article VII, Section 1(b) of the Reston Deed of Dedication, "The purposes of a Cluster Association are to own, manage, maintain, improve and beautify Cluster Common Area, to promote the peace, health, comfort, safety and general welfare of the Owners and Occupants of the Cluster, and to collect and disburse the Assessments and charges authorized by this Article".
Reston lies within the greater metropolitan area of Washington, D.C. Reston is 21 miles west of Washington and 6 miles east of Dulles International Airport. Reston is part of Fairfax County, Virginia and has two stops on the Washington Metro, Wiehle Reston East and Reston Town Center. Via Metro, Reston is also minutes away from Washington Dulles International Airport.
About Hunters Green Cluster
Hunters Green Cluster is a group of 118 townhomes built in 1972. There are seven different floor plans ranging from 1736 to 2604 square feet of living space. Hunters Green Cluster is a stable community. Of the 118 townhomes, one hundred, or 87%, by long term owners of many years. There are no vacant houses. The turnover rate has averaged less than five percent per year. All homeowners in Hunters Green Cluster are members of both the Hunters Green Cluster Association (HGCA) and the "parent" Reston Association (RA). HGCA Cluster members pay annual dues to HGCA and to RA. In 2025, these combined dues totaled about $2660.
HGCA has maintenance responsibility for its deeded 12.6 acres of common ground. The common ground includes both turf and natural areas as well as all roads, parking areas, and three playgrounds. The Association’s annual budget for maintenance is approximately $100,000 per year. The HGCA is self-managed by its volunteer, five-member Board of Directors, who are elected by the membership at the Annual Meeting each December.
Homeowners own and are responsible for maintenance and upkeep of their deeded property, i.e., the townhouse itself, and its front and back yards, including fencing. The sidewalks that front each property are deeded to the Association as part of its common ground. HGCA does not carry insurance coverage for private property, namely the individual homes and yards. Homeowners should secure homeowners insurance covering their own property.
All parking spaces in the Cluster are the property of the HGCA. No residences have deeded parking spaces. There are 250 parking spaces available for the 118 homes. Each home is assigned one "reserved" parking space allocated to them for exclusive use by occupants of that residence, with the remaining 132 parking spaces available to residents and visitors on a first-come, first-served basis. Cluster parking is regulated by HGCA's By-laws and Resolutions which cover both resident and visitor vehicles.
Prospective homeowners are expected to be aware of the HGCA parking regulations before they buy, as they also limit the number and types of vehicles that may be registered and eligible to park in our Cluster. No exceptions. For example, the Bylaws prohibit the parking of certain types of vehicles in the Cluster. All regulations apply to every home equally, whether occupied by an owner or tenant. All vehicles owned by HGCA residents or their tenants must be registered, using the form provided on the HGCA Home page. A maximum of three (3) Resident Vehicles may be registered to a home at any time. These vehicles must be parked in available spaces as noted above, using the one reserved space and available open spaces. A second registry is also on the Home page to register Visitor Vehicles if parked in the cluster for between 4 and 14 nights. Both registries are used to monitor eligibility to park in Hunters Green Cluster.
